ACME Real Estate and Per_Forma's Harmonious Fusion of Real Estate and In-House Luxury Design

For the dynamic team at ACME Real Estate, design and real estate have always been a power couple – now they’re making it official.

The ACME team just launched their in-house design firm, Per_Forma, to elevate their service offerings for home buyers and sellers.

“ACME has been in the renovation resale space for more than a decade,” said Courtney Poulos, Founder and CEO of ACME Real Estate. “As the market has matured, so have we – and so have buyers’ tastes. People are very particular about what they want, and bad flips won’t sell.”

Per_Forma, led by Aisha Leal and Jessica Nasen, has been in the works long before it became official. Aisha and Jessica started working together over a decade ago in fashion and design, starting at the groundfloor at Aritzia. Their shared aesthetic and passion for curated, quiet luxury design inspired them to carve out this specialized niche in Los Angeles real estate.

“ACME has a longstanding reputation for bringing beautiful properties to the market,” said Poulos. “This is a natural extension of who we are. Our clients have the opportunity to work with a real estate team and design experts who understand their budget and how to maximize their investment in the home.”

ACME and Per_Forma take a unique approach to each project – they aren’t trying to create one-size-fits-all projects. They take into account the architecture of the house, as well as the neighborhood. Each design project – no matter the size – is carefully crafted with respect for the area and the house.

“We’re creating a beautiful product to enhance the aesthetics and resale value for our clients,” said Leal. “We also want to deliver something the neighborhood can be proud of.”

Not only does the team deliver a stunning finished product, but they also take the pressure off of their clients throughout the renovation and design process.

“We aren’t afraid to take on projects ourselves,” said Nasen. “We know that sometimes you have to closely manage these projects to get the quality you want, which is why we’ll get in and make sure everything is done according to our standards.”

The team is making its design debut with a showstopping property: 421 Clayton Ave.

Recently constructed by Per_Forma in collaboration with renowned Los Angeles builder Beau Casa, this home is a masterful blend of luxury and form.

“4121 Clayton is the perfect representation of what Per_Forma can do,” shared Poulos. “It showcases an integration of organic, textural materials in an upscale setting.”

The home’s entrance features a custom Douglas Fir front door, and the open floor plan boasts 10-foot ceilings, Roman Clay wall finishes, and an expansive dining area with a picture window offering sky views. Each space is beautifully illuminated by designer lighting, casting a glow on the solid white oak hardwood floors and natural stone countertops throughout the home.

The kitchen is complemented by white medium bronze designer hardware, platinum silver travertine counters, and high-end appliances, including a Fisher & Paykel refrigerator and an AGA 36” dual fuel range. The oversized, inviting living room invites the outdoors in with a wall of floor-to-ceiling La Cantina sliding doors.

The oversized primary bedroom includes a custom-built walnut walk-in closet, and the en suite master bathroom is a sanctuary with flagstone limestone floors, a deep soaking tub, a separate shower with plaster finish, custom walnut and silver travertine vanities, and burnished nickel designer plumbing fixtures.

Two additional bedrooms, one with an en suite bath, offer city views, ample overflow space, and understated elegance. The property also features a one-bedroom, one-bath ADU with high ceilings, ivory travertine counters, walnut cabinetry, and custom arched windows opening to a garden with mature olive trees and two antique limestone fountains.

The backyard is a true masterpiece of design, showcasing Argentinian cobblestone and a custom mangaris wood garage door, slide door, and driveway gate, ensuring both privacy and aesthetic appeal. This architectural gem epitomizes the pinnacle of Los Feliz living, where luxury seamlessly meets lifestyle in an unmatched setting.

The new in-house design expertise complements ACME’s strategic approach to designing and marketing incredible homes, along with their membership in the Leverage Global Partners network to ensure the highest level of global advertising, social media, public relations, and networking coverage for their properties.

As ACME and Per_Forma redefine the landscape of Los Angeles real estate, their combined expertise promises not only incredible finished products but also a seamless and personalized experience for clients navigating the renovation and design process. The teams are setting a new standard in the world of home transformation.
