"Skywater Ranch" is situated in the pristine area between the towns of Sebastopol and Occidental. A 3 bedroom, 2 bath home with reclaimed wood floors, cathedral ceilings, renovated kitchen, and a feeling of light and nature; this home is really West County at its finest. What is unique about this property is that it was specially designed to manage the low water production that is typical in this area; carefully sculpted with permaculture design, by Permaculture Artisans of Sebastopol, to capture winter rains, hold them on the land letting it spread and sink into the ground, allowing most plants and fruit trees to become dry farmed. An integral component to the yard, 6 or 7 ponds, or as they’re known: “retention basins” are situated downhill of the rain garden. When the big rains come, the rain garden fills up and overflows into the retention basins. There is a 4” pipe that runs from a drain in the bottom of the rain garden that fills up as the rain garden fills up. There are a series of gate valves that correspond to the basins so that one can open a valve and fill each basin down through the orchard.
Plants that have been added are designed to build habitat for local birds, reptiles, amphibians, and mammals. In addition to a massive English walnut tree, the land has black mission fig, persimmon, Gravenstein and Fuji apples, pears, huckleberries, blueberries, and pineapple guava. There are also four large raised garden beds, one of which is planted in asparagus and strawberries. A "Cob" mediation/work cabin, we call it a "cobin", stands in the garden, quiet and private. A sophisticated water catchment system fills 33,000 gals of water storage for domestic use.
